You can choose to retain your existing home to live in and build additional properties for sale, or demolish the residence and develop the entire site. Alternatively, you have the option of subdividing without undertaking any form of construction. We can assist with the subdivision process and tailor a block-specific house and land package, making it easy for you to sell the newly created block.

2 on a block & Duplex:

Large blocks can be divided to accommodate two designs side by side.


This style of design gives you the opportunity to invest in a new home, whilst keeping your current property, or building two entirely new dwellings. This generally involves adding a driveway to the side of the property to access the rear home.

Corner cut-off:

Deep corner blocks present the ideal opportunity for development. These blocks can easily be divided into two lots – each with its own street frontage and access.

Multiple Dwellings:

If you own a large piece of land, anything may be possible. We can tailor a solution to suit!

The Process

1. Design

The first step in developing a property is evaluating your land and developing a concept that not only maximises this space, but ensures the design is compliant with Council requirements.

You meet with a Building Consultant – to discuss the various options available for your proposed development.

A professional designer drafts concept plans – ensuring the development maximises the available space and complies with Council requirements.


2. Divide

We have the expertise and experience to make your land subdivision process a breeze. Plus, we have strong partnerships with professional subdivision companies who offer builder direct rates to you.

A Land Division Application is lodged – A plan of division of your block is lodged to the appropriate parties.

Satisfying the Conditions of Approval – A property conveyancer is engaged to ensure all conditions of approval are met.

3. Demolish

We also guide you through the demolition of existing buildings, by employing a professional demolition company to coordinate all demolition approvals & disconnections, and provide you with the very best builder direct rates.

Demolition site approval – is provided by a licensed & insured demolition contractor after inspecting the proposed demolition site.

A quote is provided – including the total demolition, removal & disposal of existing structures.

Approvals & disconnections – the demolition company will arrange Council approval for demolition, and the disconnection of electricity & gas services.

We are also able to remove, transport & dispose of asbestos materials in accordance with Safework SA, E.P.A, Council & State regulations.

4. Develop

Following your concept design, you meet with your Building Consultant to discuss the items you wish to include in your quote. Upon your approval of the quote, you will enter into a Preliminary Design Agreement (PDA) and the Administration process will begin.

Administration process – Council applications are lodged & a final quote is prepared. You enter into an HIA Building Contract and we complete the remaining applications for Full Development Approval.

Selections process – You choose the various products and finishes you wish to include in your new dwellings.

Construction of new dwellings commences – once final approvals are received.
