The first step in developing a property is evaluating your land and developing a concept that not only maximises this space, but ensures the design is compliant with Council requirements.
You meet with a Building Consultant to discuss the various options available for your proposed development.
A professional designer completes concept plans ensuring the development maximises the available space and complies with Council requirements.
2. Divide
We have the expertise and experience to assist with the subdivision process, and we have strong partnerships with professional subdivision companies who offer builder direct rates to you.
A Land Division Application is lodged to the appropriate parties.
Satisfying the Conditions of Approval. A property conveyancer is engaged to ensure all conditions of approval are met.
3. Demolish
We will guide you through the demolition process, by employing a professional demolition company to coordinate approvals & disconnections, providing you with the very best builder direct rates.
Demolition site approval – is provided by a licensed & insured demolition contractor after inspecting the proposed site.
A quote is provided including the total demolition, removal & disposal of existing structures.
Approvals & disconnections. The demolition company will arrange Council approval for demolition, and the disconnection of electricity & gas services.
4. Develop
Following your concept design, you meet with your Building Consultant to discuss the items you wish to include in your quote. Upon your approval of the quote, you will enter into a Preliminary Design Agreement (PDA) and the Administration process will begin.
Council applications are lodged and a final quote is prepared. You enter into an HIA Building Contract and the remaining applications are obtained. Once your selections are complete and all approvals are received, the construction of your new homes will begin.
